Spring begins in Santa Fe. The weather is now mild and sunny,
while the bulbs begin to pop up. Spring is a great time to
shop for Santa Fe real estate.
Demand for homes remains steady in the $200,000-$500,000
range. Demand continues from local and out of state buyers
responding to historically low interest rates. Demand for
upper-end homes remains stagnant, a good opportunity for long
term investors.
Whatever level of the market you are in, realize that
historically low interest rates will not continue forever.
Signs that the economy is picking up will push interest rates
higher. Note sales of existing homes grew 16.2% from December
2001 to January 2002 according to the National Association of
Realtors. Also keep in mind that the Fed has pumped
substantial liquidity into the financial system over the past
year in order to fuel an economic recovery and improve
consumer confidence.
Values in the lower end of Santa Fe's market continue to
appreciate steadily. According to Santa Fe Association of
Realtor's statistics, the average-priced home in 1990 was
$185,000. In 2001 the average-priced home was $283,400.
The lesson here is that we all pay to play in Santa Fe. We
investors benefit as our long-term Santa Fe Real Estate
investments tend to appreciate steadily where demand is
highest, $200,000 - $500,000.
Remember real estate is your investment alternative to the
stock market.
