Having just returned from the National Association of Realtors
convention in New Orleans, it took me three days to detox from
all the partying and information overload. Economists at the
convention gave us good news: real estate continues to be a
solid investment alternative for the next five to ten years.
The City of Santa Fe now is in the home stretch for 2002
sales. The market under $600K remains strong, with listings
under $250K selling rapidly. In the over $700K market, we see a
huge number of unsold properties (three to four times the
inventory of 2000).
Santa Fe One Realty predicts a buyer's market at the high end
with some possible price adjustments occurring downward in
the short term.
New construction permits in the City of Santa Fe are slowing
down rapidly since the passing of the low flow toilet
ordinance. For every new low flow toilet installed, 12 low
flow toilets have to be replaced in existing homes or
businesses, as dictated by the city hall. This is one solution
toward improving water conservation, but I guarantee that
builders will simply pass the cost along to consumers. The
result: the City of Santa Fe water utility saves water, but
the cost of housing and city administration goes up. Forget
affordable housing in Santa Fe because, as we all know, this
is a demand-driven market from out of state.
New construction in Santa Fe County continues at a steady
clip, especially the NW city limits and SW city limits. Folks
like the idea of owning two to five acres with a private well and
views of several mountain ranges. From these areas, downtown
Santa Fe is only a 10 to 20 minute drive.
