MLS fourth quarter 2003 statistics indicate median value in City of Santa Fe now at $280,000. Median value for Santa Fe County now at $325,000.

Do not allow home insurance to become a last minute priority when under contract. Upon escrow, verify seller has insurance coverage while under contract. Upon contract, buyer should immediately apply for insurance. Often times roof age, condition, fire prevention, and inspection must be verified before insuring. This all takes time.

Water rights in New Mexico become more valuable every year. This in turn affects the value of property. Always verify the type of water rights: community, private well, shared well, acequia/ditch, and other. If water rights are not clear to owner or buyer, have a New Mexico attorney specializing in water rights verify your water rights.

Water wells in New Mexico are common. Buyers should verify: well registration at State of NM Engineer's office, condition of well via well inspection, test the quality of the water, well agreement if any.
